Repairs and maintenance

A house made of toolsOne of our main priorities is to make sure residents’ homes are in good repair.

To report a repair, please call 0300 111 7000 or email repairs@caldmorehousing.co.uk. When you call us, please have your name, address and contact number ready. A Customer First advisor will then give you an order number and arrange a convenient time to carry out the repair.

All of our staff and contractors carry an ID badge. If you are unsure, ask the person to stay outside, and call us on 0300 111 7000.

Planned work

Major works are programmed at least three months in advance. Residents whose homes are affected will normally be given a minimum of four weeks’ notice. In all cases where major works are carried out to property, we will always provide the following to the residents: 

  • A contact number for help outside of normal office working hours
  • A liaison officer to help with any problems that may arise
  • Additional help and special arrangements for those with a disability or serious illness
  • Temporary arrangements for essential services.

An annual programme of cyclical works will be agreed by the end of March each year and progress will be monitored by our operational board.

Tenant responsible repairs

As a landlord, we accept responsibility for nearly all of the maintenance to the structure and exterior of your homes. However, there is a range of repair items that you, the tenant, are responsible for. To see a full list of repairs you are responsible for click here.
